Overview
What is specialist disability accommodation?
Specialist Disability Accommodation (SDA) is NDIS funding for the home itself: housing designed or built to meet very high support needs. It's different from SIL, which funds the support you receive at home.
SDA homes are built to one of four design categories: Improved Liveability, Fully Accessible, Robust and High Physical Support. Many residents also receive SIL from us in the same home, so housing and support work together.

NDIS funding
How it's funded
SDA is funded in the Capital budget for eligible participants. You also pay a reasonable rent contribution. Support in the home (SIL) is funded separately.

Who is eligible for SDA?
SDA is for NDIS participants with extreme functional impairment or very high support needs who meet the NDIA's SDA criteria. Your plan must include SDA funding.
Do I pay rent in an SDA home?
Yes. You pay a reasonable rent contribution, usually based on a percentage of your pension, plus any Commonwealth Rent Assistance.
Can I get SIL in an SDA home?
Yes. Many SDA residents also have SIL, and we provide both.
